Q. Is the home or condo I see on the Internet the one I get?
A. Every effort will be made to insure you stay in the specific home, townhouse or condo you book online. In the event of an unforeseen circumstance (such as a maintenance issue) the booking may be moved to a property of equal or greater value/amenity. If this occurs, you will be notified at the earliest date possible.
Q. Are your properties time share?
A. All of our homes, townhouses and condos are owned by individual investors. We manage the properties on their behalves. We are not affiliated with any time share company. If, however, you are interested in purchasing a home or investment property, we have licensed real estate agents who will be glad to answer any questions you may have.
Q. How long has IPG been in business?
A. The International Property Group was formed in 1990 in the United Kingdom and the group of Florida companies were established in 1996. In just over 12 years, IPG Professional Management, Inc. (dba IPG Florida Vacation Homes) has grown to the extent that it now manages nearly 450 homes in the Orlando area of Florida and is one of the area’s largest property management organizations.
Q. Is IPG Florida Vacation Homes licensed by the state of Florida?
A. Yes, we are licensed by Osceola county as a lodging provider and each home is licensed by the state to be rented as a short term rental property.
Reservation FAQ
Q. What is required to make a reservation?
A. When you find the home of your choice you can either book the property on-line or speak to one of our Reservationists at 1-800-311-7105. When making your reservation all we require is a $25 reservation fee and a $200 deposit, which are applied to your rental cost. The remaining balance is processed 30 days prior to check-in.
Q. Where do I pick up the keys?
A. The keys will be provided to you at our Welcome Center which is open 24 hours a day/ 7 days a week. Click here for directions.
Q. What are the check-in and check-out times?
A. Check-in is at 4:00 pm. Check-out is at 10:00 am. An early check-in or late check-out may be requested 24 hours prior to arrival or departure. There will be a $65 + tax fee for early check-in or late check-out. This request can only be granted if there is no reservation prior to arrival or departure.
Q. What do we need to do at check out time?
A. We just ask that you lock up the home and return the key to our Welcome Center. Our staff will take care of the rest.
Q. What are your office hours?
A. For the peace of mind of all our guests, our local offices are open 24 hours a day, every single day of the week to deal with any need or emergency that may arise during your vacation.

Q. Do you offer Travel Insurance?
A. Not at this time. However we do recommend that all guests secure suitable insurance to cover against the need to cancel the reservation and other unforseen eventualities.
Q. Do you offer group rates and planning?
A. Yes we do. Please indicate the type of group and how many people you will need to accommodate when calling.
Q. What is your change/cancellation policy?
A. Full payment is required 30 days prior to your arrival in Florida. Where written notice of cancellation is received the following charges will apply:
29 or more days prior to arrival:
$25 Reservation Fee
28 to 15 days prior to arrival:
25% of Rental Charge
14 to 1 day prior to arrival:
50% of Rental Charge
No Show:
100% of Rental Charge
Q. If I have a problem with the home what do I do?
A. We are always here to insure you have a wonderful stay with us. We have a toll free 24- hour emergency number to call us in the very rare event you need us right away. This is why more and more people are choosing to stay in a vacation rental home while in Orlando. They have the privacy and luxury of a home with the service and amenities of a resort.
Q. How will I receive my confirmation and arrival instructions from IPG?
A. A confirmation will be sent to you upon receiving your reservation deposit. The confirmation will include a breakdown of all your charges, a credit card payment slip and directions to our 24-hour welcome center.
Vacation Home Information FAQ
Q. How many people are allowed to stay in each home?
A. By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children. The following outlines the maximum occupancy for each home, unless otherwise posted:
- 2 bedroom sleeps maximum of 6
- 3 bedroom sleeps maximum of 8
- 4 bedroom sleeps maximum of 10
- 5 bedroom sleeps maximum of 12
- 6 bedroom sleeps maximum of 14
- 7 bedroom sleeps maximum of 16
Q. Do the homes have pools?
A. Condos and Townhouses are in communities which provide a community pool. We also offer townhouses with a private splash pool. Each of our private homes has a private back yard screened-in pool.
Q. Are the pools heated?
A. Pool heat can be provided for most homes for an additional daily or weekly charge. Pool heat is recommended from October-April. Condo/Townhouse communities provide community pools which are heated.
Q. Do you allow pets?
A. We do have homes where pets are allowed. There is a $400.00 non-refundable pet fee per pet, per stay plus tax.
Q. Is there air conditioning and heat?
A. Yes, all of our homes and condos have central air and heat.
Q. Is there a fully equipped kitchen in the property?
A. Each of our homes, townhouses and condos is fully furnished and equipped to the highest standard including fully equipped kitchen with cookware, dishware and utensils; fresh towels and linens with spare sets; dishwasher, microwave, washer, dryer, cable TV and VCR and/or DVD. Arrival soaps and tissues will be provided. Cleaning supplies and additional soaps or paper products are not provided.
Q. Is there a telephone at the property?
A. Yes, there is a telephone at every property managed by IPG Florida Vacation Homes. Local calls are free. In select homes we offer unlimited long distance and international calls for a flat rate charge of just $5.00 per day. This request must be made at the time of booking.
Q. Are linens and towels provided?
A. Yes, there are linens and towels provided in each home. All bedding is provided and towels are supplied at twice the maximum occupancy.
Q. Are the properties cleaned daily?
A. No. The property is cleaned prior to your arrival and after your departure. You may request a mid-stay clean at a standard cleaning rate.
Q. Are the properties Non-Smoking?
A. Yes, all of our properties are Non-Smoking. Smoking is permitted outside of the property only.
Disney Attractions & Shopping FAQ
Q. How close are the homes and condos to Disney World?
A. All of our properties are located just a short drive from the area attractions, including Disney. If you would like to be in close proximity to a particular attraction, please make this request known at the time your reservation is made.
Q. Is there shopping near by?
A. Yes, grocery stores, drug stores, and restaurants are located close to all the homes.
Q. Do you offer transportation to area attractions?
A. We do not have a transportation service from our office or homes to the attractions. Our staff will be happy to assist you in arranging a taxi or car service to your destination. In addition, you may make car rental reservations through our reservations or front desk staff.
